Community Eligibility & Leasing
At least one leaseholder in each apartment home must be 62 years of age or older at the time of move-in and throughout the duration of the lease. Additional occupants may be 35+. Please contact our leasing team for details specific to your situation!
There is a $35 application fee per applicant, and a $1,000 community fee is also required. The security deposit is determined following application review. Please contact leasing to learn more!
Household gross income must be at least 1 times the monthly base rent. Acceptable income verification includes pay stubs, bank statements, tax returns, Social Security award letters, pension documentation, investment account statements, and disability income. Our leasing team is happy to walk you through the process — just give us a call.
Alders Cross Creek currently offers 12-15 month lease terms. Short-term leases are not available at this time. Please reach out to the leasing office for current availability and any promotional lease options!

Fees & Monthly Expenses
Here is a breakdown of what residents are responsible for at Alders Cross Creek:
- Electricity – Residents select their electricity provider of choice. You are responsible for setting up service in your name and paying your provider directly.
- Water & Sewer – Billed based on monthly usage and paid through the resident portal with your rent.
- Valet Trash – Door-to-door valet trash service is included for $25.00/month, conveniently billed through the resident portal with your rent.
- Pest Control – Pest control service is provided for $5/month, billed through the resident portal with your rent.
Cable & Internet – High-speed cable and internet are provided by the community for $85/month, billed through the resident portal with your rent.

Yes. All residents are required to maintain renters' insurance with a minimum of $100,000 in liability coverage for the duration of their lease. Proof of coverage is required before or at move-in. We offer renter’s insurant with Assurant for $14.50/month

And with maintenance-free living taking the to-do list off your hands, you're free to show up for all of it.
Yes! Celebrations are always welcome here. Our community spaces are available for resident gatherings, just come prepared to set up, clean up, and keep things considerate for your neighbors and the space you're sharing.
The pool is open daily from 9:00 a.m. to 10:00 p.m. Please note there is no lifeguard on duty, so all residents and guests swim at their own risk. Stay safe and enjoy every minute.
Yes! Residents have options for hosting private gatherings. The wine bar, craft room, card room, and second lounge are available at no charge for residents with a $200 deposit for incidentals. Stop by the office for details!
Yes! Staying active is easy here at Alders Cross Creek. Our fitness center is equipped with cardio equipment, strength machines, free weights, and a yoga/stretching area. Fitness classes are also offered regularly through our community programming calendar.
Pets & Guests
Pets are absolutely welcome at Alders Cross Creek. All pets do need to be registered and approved by management before move-in, and some breed and weight restrictions may apply. Reach out to our leasing office for the full details on our pet policy.
We love pets, but all animals on the Alders Cross Creek property must be approved by management first. Guests are not permitted to bring pets onto the property.
Of course! Your home is meant to be shared. Guests are always welcome at Alders Cross Creek. If someone will be staying with you for more than two consecutive days, just give the office a quick heads-up. Guest stays are limited to four days per month, and we ask that residents accompany their guests when using community amenities.
Residents may bring guests to enjoy community amenities. We ask that all guests be accompanied by the resident at all times and that everyone is respectful of shared spaces so the whole community can relax and enjoy. There is a 2-guest per apartment limit.
Parking & Building Access
Alders Cross Creek offers covered parking, detached garages, and direct-access garages, for an additional fee. Open parking is available on a first-come, first-served basis at no charge. EV charging stations are not available.

Alders features controlled access entry. Guests can dial the resident's apartment number at the call box, and the resident will receive a notification to grant entry or be accompanied by the resident.
Community Guidelines
For the safety of all residents, hallways must remain clear at all times in the event of an emergency. Welcome mats and front door wreaths are absolutely encouraged. Make it yours!
Alders Cross Creek is a smoke-free community. Smoking of any kind is not permitted inside apartment homes or within 1,000 feet of building entrances. Please refer to your lease for the complete smoking policy.
We love seeing residents put their personal touch on the holidays. Feel free to decorate inside your home and on your front door, just make sure decorations are fire-safe and leave the hallways and emergency exits clear for everyone.
Maintenance, Payments & Resident Services
Simply log into the resident portal and click 'Request Maintenance'. This is the quickest and easiest way to track from start to completion. Stop by the office anytime, and we can walk you through the process.
At Alders, maintenance-free means exactly that. Our team handles all interior maintenance requests, exterior upkeep, common area maintenance, and landscaping. No lawn. No repairs. No unexpected Saturday calls to a contractor. When something needs attention inside your home, just submit a request, and we'll take it from there!
Our team is available during office hours for maintenance needs. For after-hours emergencies, please call our emergency maintenance line at 346-396-4496 and follow the prompts for emergency maintenance.
Yes! Online payment through the resident portal is our preferred method, with flexible options including ACH, debit card, and credit card. We also accept checks at the office as well.
